There are many different searches you can ask for to make sure you know exactly what you are buying. We will help you decide the best ones for your situation to ensure that you are protected.

WHAT WILL WE DO?

From start to finish, we will take care of all the steps to make sure the conveyance of your property is successful.

When you are BUYING a property, we will:

  • Check your contract and provide expert advice on its standard terms and any special conditions
  • Let you know when important steps are due such as finance approval and building and pest inspections
  • Complete all the searches you have asked us to do to make sure everything is in order
  • Make sure your financier is ready to provide any required funds at settlement
  • Calculate how much transfer duty you are required to pay and arrange with you or your financier for this to be paid before settlement
  • Make sure all the transfer documents are correct and completed
  • Calculate any monies that need to be accounted for such as Council rates and water
  • Arrange and conduct the settlement on your behalf
  • Notify your local council that you’re the new owner of the property

When you are SELLING a property, we will:

  • Check your contract and provide expert advice on its standard terms and any special conditions
  • Keep you informed of important dates such as finance approval and building and pest inspections
  • Make sure your financier is ready and happy to provide release of title on settlement day
  • Make sure the transfer documents are correct and completed
  • Calculate any monies that need to be accounted for such as Council rates and water and negotiate settlement figures with the buyer
  • Arrange and attend the settlement on your behalf
  • Let you know when settlement is completed and make sure you receive your money from the sale
  • Notify your local council that you’ve sold the property
